Xai Xai boasts the best off-shore fishing along the southern Mozambique coastline. Our visitors book over and over again. Catch game and bottom fish. Often big game fish are spotted or caught. We clean, fillet, vacuum pack and freeze your fish to take back home. Skipper Raymond will ensure a dream fishing trip. Duration : 6am to 3pm or shorter as per your command. Cost : R 2400 per day Includes : Drinks, all tackle and bait. Maximum : 4 clients per boat.

| Overnight Beach Adventure |
to be launched soon!
We will soon be launching the overnight beach adventure. These will see 6 people travel up the beach on our fleet of quad bikes (which is normally forbidden) to a remote overnight beach camp. Guests overnight on the sand in comfortable tents on a wooden deck, with private chef and barman. This beach is so remote you will not be able to see, hear or think of any modern amenity. Duration : 14h00 (day1) to 10h00 (day 2). Cost : R500 pp. Includes: Quad hire, tents and bedding, meal, private chef and barman, all drinks (except spirits)

Single Week Investments - XaiXai Beach Resort
Acquisition of individual week investment confers a right of use for 100 years in two 50 year periods in which the key holder at the end of the first period automatically acquires the right of use to the second period of 50 years .

RCI Affiliation and right of use calendars
Xai-Xai Beach Resort is affiliated to RCI which means that owners can exchange their weeks for timeshare elsewhere in the world according to the spacebanking and exchange rules of RCI. The initial purchase price includes RCI membership for the current plus two years. Thereafter owners renew at their discretion.

Weeks run from a Friday to Friday. Weeks H1 to H16 are classified as peak weeks and are fixed floating being linked to the Gauteng School Holidays. All other weeks are flexi (RCI red weeks) and will be available to owners on a first come first served basis. Bookings open from one calendar year in advance (can be 2 years if client books in the 1st week of Jan 2007 for a November week in 2008).
Levies
Levies are payable annually in advance and are fully comprehensive and includes the following: a furniture, fittings and breakables replacement provision; insurance of the unit and contents; repairs and maintenance; water and electricity consumption; weekly linen and towel laundry; additional management and administration services, daily char cleaning service.
Levies for 2007 are :
1 bedroom 4 sleeper (wooden) - R1400.00
2 bedroom 6 sleeper (wooden) - R1600.00
2 bedroom 6 sleeper (brick and mortar ) - R2200.00
Prices
The purchase price of weeks varies according to chalet configuration and season. Peak weeks are the most expensive but also offer the highest trading value through RCI and generally offer the highest rental returns.

Fractional Investment is an effective way of owning a part share in a unit (4 weeks annually) at Xai-Xai Eco Estate without the need to secure other owners. As the unit is fully managed for you. There is no need to worry about the maintenance for the owning of the unit furnishings, servicing, insurance etc - this is alldone for you.
Investment Structure
Each fractional member will own a combination of a fractional share in each unit acquired (4 weeks) together with a percentage of shares in the Company - Xai-Xai Eco Estate Lda - that owns the whole estate. After the Company has 10 members it will be converted to an SARL (public company) with 1560 shares.
There will be a maximum of 30 houses in the Xai-Xai Eco Estate. Each house will have 52 shares of the same class. Each 4 week fractional module investor will hold 4 shares of the total of 1560 shares.
Use models
At Xai-Xai Eco-Estate there are two fractional investment models each offering the right of use to 4 weeks per annum. These models are:
Model 1
This model is based on 13 Modules of 4 weeks with each of the four weeks falling into a different quarter (season) of the year. As there are 11 peak weeks per annum, there are only 2 years out of 13 that each fractional member will not get a peak week. Because the calendar allocation rotates in a predetermined manner each year, it is fair for every member, each enjoying an equal allocation.

Model 2
This model is based on two periods of two consecutive weeks each year. Each two week period moves according to the predetermined calendar. In most instances the two weeks modules provide for time in either private or public school holidays allowing 2 weeks in each school period - one in the first 6 months of the year and one in the second 6 months of the year.

Right of Use Options
Irrespective of which model one chooses, the 4 weeks of use in each year can be utilized in various ways. For example:
- Self use at Xai-Xai Eco-Estate
- Used by invitees (family, friends or staff)
- Rented out by yourself
- Placed in the rental pools of the Xai-Xai Beach Resort and/or Eco Estate
- Banked with RCI for holiday exchanges to elsewhere in the world.
Cost and payment structure.
A four week fractional module costs from R169 900 and is payable as follows:
- 34% deposit - balance in 4 equal instalments (Interest Free) payable as the building of the unit progresses
Fractional Levies
The levy for each of the four weeks is R2450.
The levy is fully comprehensive and includes the following: furniture, fittings and breakables replacement provision; insurance of the unit and contents; repairs and maintenance; water and electricity consumption; weekly linen and towel laundry; additional management and administration services, daily char cleaning service.
Unit Configurations
- 3 bedrooms with 2 bathrooms (main-en-suite).
- House sizes are approximately 162 m² with balconies of 9.6 m².
- Two bedrooms to be furnished to sleep 2 persons each and one bedroom to sleep 4
- 26 m² of extra deck plus outside shower ( cold water)
- A garage and carport
- Air conditioning in all bedrooms and living rooms
- Fully furnished and equipped with appliances, cutlery and crockery
- Standby generator for emergencies
- Bedding includes two sets of linen, bath towels, swimming towels, etc
Owners can either use or rent their time out.
The beach in front of the resort is protected by a parallel long shore reef. There are 2 places to launch boats nearby and the fishing is excellent. This is also ideal quad biking territory.
The tar road from Xai-Xai is good.
