Your investment in outright ownership is effectively sectional title ownership. In Mozambique this is known as Propiedade Horizontal and is registered in Xai-Xai. SMBC TIMESHARE OWNERSHIP

Investing in timeshare ownership at San Martinho Beach Club guarantees you an annual tropical Mozambique beach holiday at your preferred time of the year every year for as long as you own the right of use to the timeshare unit. You never have to reserve your holiday accommodation in advance because you own your holiday time. Yet if you cannot get to use your timeshare week/s in a particular year you have a number of options such as you can rent it out or even exchange its use for another time and/or destination.

The advantage of owning timeshare is that you only need to invest in the exact period of time (in modules of seven days) that you want for your holiday (can be 1, 2 or 3 weeks or more) and you acquire a variety of use options associated with it. Once your holiday period has come to an end you simply hop in your car and head for home with no further upkeep or security related worries during the time you are back home because on-site management and security takes care of it all on your behalf.

All timeshare units at San Martinho Beach Club are situated on the lagoon beachfront. Investment options that are built and ready for occupation (2014) are available in unit 7 of the completed Villa Praia duplex block on site 38.

A second beachfront block comprised of eight 2 bedroom (88m2), 3 bedroom (115m2) and 4 bedroom (133m2) fully furnished and serviced luxury self catering timeshare apartments will be developed on site 37 of the lagoon beachfront.

Timeshare calendar
The annual holiday periods comprising modules (weeks) are allocated annually. The Directors of the company are annually obliged by not later than 30 July every year (provided that the school time table roster has been supplied and released by the Gautend Dept. of Education) to prepare the season calendar and send it to the owners. In this way all timeshare owners will know at least 6 months in advance when their weeks for the forthcoming year will fall and be able to plan their holidays accordingly. At San Martinho Beach Club a “year” commences on the second Friday of January in a calendar year and ends on the corresponding Friday of January in the following calendar year.

These timeshare weeks comprise peak season weeks, high season weeks and low season weeks. Peak weeks always fall in the school holidays which are defined as the holidays and terms of public schools as fixed by the Gauteng Education Department. The timeshare calendar contains 10 peak weeks (P01 to P10 inclusive), 8 high season weeks (H01 to H08 inclusive) and 34 low season weeks (L01 to L34 inclusive). Certain low season weeks (L09, L10, L18, L19, L26, L27 and L33) are designated as jumping weeks to ensure that Peak weeks always fall in the Gauteng school holidays. These jumping weeks may fall either as to one or two weeks before or after the corresponding school holiday weeks.


Purchase Price
The price of timeshare typically depends on the size of the unit (2, 3 or 4 bedroom) and the season within which the timeshare week/s fall. With regard to season, peak time (e.g. school holidays) will be more expensive than off peak time.

We will gladly provide you with a quotation as soon as we know your preferred unit size (2, 3 or 4 bedroom) and your season/s of choice (e.g. December, May etc) for visiting San Martinho Beach Club. Once we know these details we will also be able to tell you what weeks we have available. Payment Options
A variety of easy payment options are available. We will also fill you in with regard to any investment associated costs and account details. The purchase price can be paid as follows:

  1. Interest Free Option. A minimum deposit of 34% of the purchase price is required with the balance payable interest free over 6 months in six equal instalments.
  2. Instalment Option. A minimum deposit of 34% of the net purchase price is required to secure the investment with the balance being payable according to the financing agreement. Finance is available for periods up to 60 months.

First Occupation
First occupation will be subject to the time modules associated with the timeshare week/s purchased being available for occupation in the year of purchase.

Levies
All timeshare owners pay a levy once per annum for each week owned. The levy is to cover the running costs of the asset. Running costs include items such as daily servicing, washing and changing of linen and towels, water and electricity, DSTV, insurance, upkeep of the unit and the common property (gardens, swimming pool etc) as well as an allocation towards future refurbishment and replacement of inventory, resort administration, reception and security. No-one may derive a profit from the levy fund.
The levy fund can only reflect an excess or deficit. Any excess of income over expenditure goes into the reserve fund. Financial records of income and expenditure are made available to shareholders annually and decisions regarding annual increments are taken at the A.G.M. of the owners association. The 2014 levy for the 3 bedroom timeshare unit (unit 7) at San Martinho Beach Club has been set at R3390.00. The levy is raised annually on the first day of January and made payable within 30 days.

Fractional Ownership Use Model at San Martinho Beach Club
Fractional ownership at San Martinho Beach Club is based on 13 fractions each giving 4 weeks use per annum. The use model has been structured to provide two periods of use per annum. Each use period is 14 consecutive days in duration. Weeks run from Friday to Friday. This gives fractional owners ample time to unwind totally during their respective use periods at San Martinho Beach Club. When a week 53 comes into the calendar (leap years) the owner with the right of use to weeks 52 and 1 in that year will have the right of use to week 53 subject to the payment of the levy associated with this week.

Occupation periods
Occupation periods are based on a pre-determined rotational calendar which is shown in the table below.

The table shows that there are 13 fractional ownership lines designated for purposes of identification as “A” through to “M” (row 1).

In this calendar week 1 is defined as the week commencing on the first Friday of the year and thereafter to the first Friday of each and every consecutive year. The week numbers from 1 thereafter shall follow consecutively as the weeks of the year proceed from Friday to Friday.

In year one, line A has four weeks allocated to it as set out in column (1) of the table. Line “B” (column 2) follows line “A” and so on and so forth through to line “M” in column (13) of the table. For each year following the year 2014 (the start year), each Fractional Line shall contain the weeks in the column numbered one greater than the previous year, except that the Fractional Line containing the Weeks in column (13) in the previous year shall then contain the weeks listed in column (1) [i.e. in the year 2015 Fractional Line A shall contain the weeks listed in column (2) and Fractional Line M shall contain the weeks listed in column (1), and in the year 2016, Fractional Line A shall contain the weeks listed in column (3) and Syndication Line M shall contain the weeks listed in column (2). This annual rotation endures for the entire right of use period.

While use periods are defined as above, fractional owners are at liberty to exchange their use periods with each other by way of private arrangement provided that the resort administration is kept informed in writing as to who will be occupying the unit in any specific use period.

Purchase Price
Limited launch price. The first fractions in Villa Praia phase A duplex unit 1 are being launched (in 2014) at R295 000 subject to availability. The developer reserves the right to increase prices at his discretion.
