Building Packages
There are specified architectural guidelines, documentation of which is readily available and can be downloaded from this site. We will also make available two preferred building contractors, who will build the unit at specified prices and within certain time periods.

Interior
The interior of the units have been set at International standards. It is the intention that the units are compatible with each other and that the serene environment be complimented by the interior of the unit.

Ownership and letting of your unit
The developers understand that our busy lifestyles do not permit us to make optimal use of holiday homes all year round and therefore rentals are allowed. Hence a solution would be for you to make your unit available for rental which will offer you a very effective way to optimise your investment and to ensure that you receive an income for the period in which you are not able to visit your investment. A more comprehensive rental proposal will be circulated shortly - and owners can rent out their own units.

Incorporation into the Pilansberg Reserve
The Farm has been incorporated into the Pilansberg Reserve which consists of approximately 55,000 hectares.

As a result, we have formed an association with the North West Parks & Tourism Board. Simultaneously with the right negotiated in terms of the incorporation, we have negotiated a traversing right whereby we are entitled to have 20 vehicles at any time within the Pilansberg reserve.

It is ultimately the intention that the owners do the necessary FGASA course in order to qualify them to drive their own vehicles within the reserve.

For the time being, however, there will be a facility whereby a game drive could be booked and that a professional ranger would take individual parties on game drives or walks at designated times.

Construction
It is the intention of the developer to ensure that the construction period of the houses be as quick as possible in order to minimise protracted building activity on the individual development sites. It is therefore, requested that all the parties co-operate and ensure that building operations commence as soon as possible in order to finalise the end product. Whilst the contract allows for a 5 year building window it is encouraged that owners look to build in 2 to 3 years.

Monthly levies
Monthly levies are estimated at R 4200-00 per month (2009). The costs of the levies are obviously be affected by items such as security, maintenance, cleaning and upkeep of individual units, garden and pool services, road and fence maintenance etc. It might be necessary to have individual arrangements if purchasers have specific requirements pertaining to their own unit.

Finance of units
It is possible to obtain finance for the development of a sectional title stand from most commercial banks.

Building constraints
A fence must be erected around the building site before building can proceed.

Legal and administrative processes Because Black Rhino Game Reserve is unique in many aspects it will require a constant interaction between the Developers, North West Park, and the owners.

The reserve is managed by the land owners through a duly accepted and underwritten constitution with the Pilansberg Game Reserve and represented by an executive committee of which the developers form a part. Each and every purchaser in the reserve must become a signatory to the constitution and must accept the rights, privileges and duties as set out in the constitution. Only investors willing to accept these conditions will be able to purchase land in the development and therefore become a part of the responsible force guarding the interest of nature and the inhabitants of the reserve.

The development is marketed as a sectional title development and this obviates the creation of a body corporate upon registration of the Sectional Title register and transfer of the first unit. We have however opted to establish a Home Owners Association as well to manage the development irrespective of the establishment by law of a body corporate. Each owner will automatically become a member of the body corporate and homeowners association. Trustees will be elected to represent the body corporate and owners in all relevant matters pertaining to the estate. The Body Corporate and Home owners association will operate as one integrated body for all practical purposes.

The developer has created and established rules and regulations to be incorporated in the conditions relevant to the sectional title scheme being developed. The rules primarily centre around the relationship and management thereof by all the owners with specific reference to the environment and wildlife.

In order to establish complete control over the development and the environment, each investor, investment company and the relationship created as a result of this has necessitated, the developer to take the approach of a guardian. This means simply that all administration and legal aspects regarding the development will be governed and controlled by the developer. All queries can be attended to efficiently if managed in this way, leaving all parties comfortable and sure of the progress of the development.

All professional fees do not form part of the purchase price of the property and are fixed with the professionals appointed by the developer.

Procedure to purchase
The procedure for purchase would be that potential purchasers sign an Intent to Purchase document upon which a deposit is payable of R100,000.00. (One hundred thousand rand) We will then allow sufficient time for inspection of the sites and a tour of the property if so needed.

Thereafter, a formal agreement of which a copy is annexed, will be entered into in order to finalise the purchase.

Thereafter, a building contract will be concluded in order to ensure that the building operations are done in conjunction with the architectural guidelines and the building contractor.

Architects
The architect that we have utilised on the scheme is available to make certain amendments and variations to the current designs. The Fee structure has been fixed and is available on request.

We will make prices available of the building contractors for your perusal on request. You are also entitled to utilise your own construction team to build individual units.
